Permitted activities are subject to the specific property's zoning, your lease and TradeBays' use requirements.
Yes. TradeBays is designed to accommodate the vehicles, trailers, tools and equipment that tradespeople rely on every day. Depending on the unit and location, you can store <strong>work trucks, trailers and equipment at your bay. Yard storage is also available at select TradeBays locations for businesses that need additional outdoor space. All vehicle and yard storage is subject to availability, unit configuration and property rules
Yes. TradeBays bays are designed to support the day-to-day operations of your business, including receiving deliveries. You can receive tools, materials, inventory, equipment and other business-related deliveries at your unit, subject to reasonable access, loading and property rules.
Yes. TradeBays is designed for businesses that need to meet customers at their workspace. Customers, clients, suppliers and other business contacts can visit your bay, subject to the property's access, parking, safety and permitted-use requirements. Your bay isn't just a place to store your business — it's a place to run it.
Yes. TradeBays is designed to give your business a professional presence. Tenants can install business signage on or around their bay, subject to TradeBays approval and applicable municipal signage requirements. Every TradeBays bay is roughed-in for a private 2-piece bathroom, giving you the flexibility to finish the space to suit your business. Yes — within reason. We want you to make your TradeBays unit work for your business. Tenants can typically make improvements such as shelving, storage systems, workbenches, lighting and other non-structural modifications, subject to TradeBays approval. Any structural, electrical, plumbing, HVAC, exterior or other significant alterations require prior written approval. Make the space yours. Build it around the way you work. TradeBays gives you the flexibility to create a workspace that fits your business, while maintaining the quality and integrity of the property.
TradeBays offers flexible lease terms designed for small businesses and tradespeople. Our standard lease terms range from 3 to 5 years, giving you the security of a long-term home for your business while providing the stability needed to invest in your space and grow. Looking for something different? Lease terms may vary depending on the unit and location.
Yes. TradeBays units are structured as triple net (NNN) leases. That means your monthly rent is made up of: Base rent — the rent for your unit; Property taxes — your share of the property's taxes; Operating expenses — your share of common-area and property operating costs. This keeps the base rent transparent and allows tenants to pay their share of the actual costs associated with operating the property. In simple terms: you pay for the space you occupy, plus your share of the property's costs.
Yes. All TradeBays tenants are required to carry appropriate commercial/business insurance for their activities and the contents of their unit. Your coverage should generally include: Commercial general liability (CGL); coverage for your tools, equipment, inventory and other contents; and coverage appropriate to the specific work or activities you conduct. TradeBays insures the building itself, but your business, equipment, inventory and activities are your responsibility to insure. Before moving in, tenants should provide proof of insurance that meets the requirements of their lease.
Yes. TradeBays is designed to give you the flexibility to work around your business and your schedule.
You can access your unit outside of regular business hours, including evenings and weekends, subject to the access hours and security policies at your specific TradeBays location.
Whether you're an early starter, working late to finish a job, or loading up on the weekend, your business doesn't have to operate on someone else's schedule.
Yes - we are at the stage now where we can be flexible with space requirements.
Not suited for residential use, heavy manufacturing, automotive repair, hazardous materials, or activities that create excessive noise, odour, dust, traffic, or other nuisance. All uses are subject to zoning and landlord approval.
